Installing a high-rise sytem for 10 floors of office space

NOMA is the largest mixed use development project in the Northwest England located at the northern gateway of Manchester city centre. In early 2022 Richmond Fire were contracted by SES Engineering Services Ltd to design, install, test & commission a fully functioning sprinkler system at 4 Angel Square, an integral part of the part of the NOMA complex. Billed as “the most sustainable smart-enabled office building in Manchester”, 4 Angel Square is a net zero 200,000 sq ft contemporary, high quality office space located over 10 floors.

Since May 2020 all building with top storeys that sit more than 11 metres about ground level should have fire protection sprinkler system installed throughout the building. For this build we installed wet system protection for all offices, plus a dry system for the underground carpark as this was susceptible to freezing during the winter months. Achieving the right system pressure can be problematic in a high-rise building and at Angel Sq four pumps (2 electric and 2 diesel) were used to split the system into low and high pressure zones.

Overall, we installed:

  • 46 zones valves 
  • 2 diesel fire pumps
  • 2 electric fire pumps
  • 2 electric Jockey pumps
  • 2 wet valve sets
  • 2 dry valve sets
  • 2 tanks
  • Monitoring panel in control room 

We finished our works on this project in May 2023. This was a successful project, finished on time and to the client’s satisfaction. Our Servicing & Maintenance team are now active on this project ensuring all systems are running smoothly and that the necessary service checks are completed on time.
